With $8.1 million in construction financing from CPC, this project will bring 60 new affordable and supportive one-bedroom apartments to the Ithaca community.
Located at 701 West Court Street, the completed five-story building will include 30 apartments set aside for individuals with severe mental illness, including six units for individuals experiencing homelessness.
Borrower Lakeview Health Services, a local nonprofit provider of affordable housing and supportive services, will provide on-site services for residents of the five-story rental building.
The first floor will dedicate more than 3,000 square feet to providing on-site supportive services, space for Lakeview Health Services administrative and program staff, as well as a laundry and a community room for residents. Each upper floor will have a lounge area, and all residents will have access to an outdoor green space and patio.
The project will prioritize sustainability by incorporating energy efficient elements to the overall design of the building such as insulation in exterior walls and ceiling, energy efficient windows and doors, ENERGY STARĀ® appliances and energy efficient heating and cooling systems. Additionally, the project will apply for LEED certification.
Located on the west side of the city of Ithaca, the neighborhood is an active area for local retailers, restaurants, banks and service industries, and in close proximity to the local downtown area. The project will meet a high demand for affordable housing in this region as Ithaca continues to grow and infrastructure for Cornell and Ithaca College expands.
During construction, the project will also benefit from $4.6 million in Low Income Housing Tax Credit funding, $3.8 million in Homeless Housing and Assistance program funding through the New York State Office of Temporary Disability and Assistance, $1.8 million from the New York State Office of Mental Health, $250,000 from Tompkins County and $56,000 from the New York State Energy Research and Development Authority to support the sustainable features in the project.
